Please read these Terms of Service ("Terms") carefully before using the website at ratecoremortgage.ca (the "Site") or engaging the services of RATECORE Inc. ("RATECORE", "we", "us", "our"). By accessing the Site or submitting a request for mortgage rate comparison or related services, you ("you" or "User") agree to be bound by these Terms.
If you do not agree with these Terms, please do not use our Site or services.
1. Agreement to Terms
These Terms constitute a legally binding agreement between you and RATECORE Inc. regarding your use of the Site and related services. We may update these Terms periodically. Your continued use of the Site after any update constitutes acceptance of the revised Terms. We will indicate the effective date of the most current version at the top of this page.
2. Description of Services
RATECORE Mortgage is a mortgage rate comparison platform operating in the Province of Ontario, Canada. We partner with licensed mortgage professionals regulated by the Financial Services Regulatory Authority of Ontario (FSRA). Our services include:
- Providing information and educational content about mortgages, home buying, and related financial topics
- Connecting prospective borrowers with licensed mortgage professionals for personalized advice
- Comparing mortgage rates from a network of lender partners in the Province of Ontario
- Facilitating mortgage applications and presenting mortgage options from our network of lender partners
- Providing online mortgage calculators and estimation tools for informational purposes
RATECORE Mortgage is a rate comparison platform, not a lender. We do not lend money directly. We connect you with licensed mortgage professionals who arrange financing on your behalf through our network of approved lenders.
3. Eligibility
To use our services, you must:
- Be a resident of the Province of Ontario, Canada (our services are currently limited to Ontario)
- Be at least 18 years of age
- Have the legal capacity to enter into a binding contract
- Provide accurate, complete, and truthful information in connection with any application or inquiry
We reserve the right to decline to provide services to any person for any lawful reason.
4. Use of Mortgage Calculators and Estimation Tools
Our website provides various online mortgage calculators, including payment calculators, affordability estimators, stress test tools, and refinance calculators. These tools are provided for informational purposes only and do not constitute a commitment, offer, or pre-approval for any mortgage product.
The results generated by our calculators are estimates based on the inputs you provide and certain assumptions. Actual mortgage amounts, rates, payments, and qualification results will depend on verification of your information, lender-specific criteria, current market rates, and other factors. You should not rely solely on calculator results to make financial decisions.
Nothing on the Site constitutes legal, financial, tax, or investment advice. We strongly recommend consulting with a licensed professional — including one of the licensed mortgage professionals in our network — before making any mortgage or real estate decisions.
5. Lead Submission and Consent to Contact
When you submit a contact form, lead application, or calculator inquiry on our Site, you are expressly consenting to:
- Being contacted by licensed mortgage professionals in the RATECORE network by email, telephone, and/or SMS regarding your mortgage inquiry
- Your information being shared with lenders in our network for the purpose of assessing your mortgage eligibility and providing rate quotes, where applicable
- Receiving follow-up communications from RATECORE related to your inquiry and our services
Your consent to contact is separate from your consent to receive marketing communications. You may opt out of marketing communications at any time by clicking "unsubscribe" in any email or by contacting us directly. Opting out of marketing does not prevent us from contacting you about an active mortgage application.
This consent is provided in accordance with Canada's Anti-Spam Legislation (CASL) and PIPEDA.
5A. Referral Disclosure
Some Users reach RATECORE through a referral from a licensed real estate professional or other referring partner (a “Referring Partner”) participating in our Elevate partner program. If you were referred to RATECORE by a Referring Partner, the following applies:
- A referral fee may be paid to the Referring Partner by RATECORE or by our licensed mortgage brokerage partner, funded out of the compensation the licensed brokerage receives from the lender at funding.
- Before you commit to a mortgage, the licensed brokerage will provide you with a written disclosure of the existence, nature, and method of calculating that referral fee, as required by the Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA) and Ontario Regulation 188/08.
- The existence of a referral fee does not change the rate quoted to you, the lenders we compare, or the advice the licensed mortgage professional provides. You are not charged any additional fee because of the referral.

The terms governing Referring Partners are set out in our Partner Program Terms, which do not form part of your agreement as a borrower.
6. No Guarantee of Mortgage Approval
RATECORE Mortgage makes no representations or warranties that you will be approved for a mortgage, receive any particular interest rate, or close a mortgage transaction. Mortgage approval is at the sole discretion of the lender and is subject to:
- Satisfactory credit assessment
- Verification of income and employment
- Property appraisal and condition
- Satisfactory review of all required documentation
- Compliance with lender-specific underwriting criteria
- Current market conditions and lender appetite
A rate hold, pre-qualification, or pre-approval letter is not a guarantee of final mortgage approval. Final approval is conditional on the above factors and is at all times subject to the lender's underwriting decision.
7. Accuracy of Information
You agree to provide accurate, complete, and truthful information in all interactions with RATECORE Mortgage and our lender partners. Providing false or misleading information in connection with a mortgage application may constitute mortgage fraud under the Criminal Code of Canada and may result in serious legal consequences.
We rely on the information you provide. RATECORE Mortgage is not liable for errors or unfavorable outcomes resulting from inaccurate information provided by you.
8. Intellectual Property
All content on the Site, including text, graphics, logos, images, calculators, and tools, is the property of RATECORE Inc. or its content suppliers and is protected by Canadian and international intellectual property laws. You may not reproduce, distribute, or create derivative works from any content on this Site without our prior written permission.
9. Disclaimer of Warranties
The Site and its content are provided on an "as is" and "as available" basis without any warranties of any kind, express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be uninterrupted, error-free, secure, or free of viruses or other harmful components.
We do not warrant the accuracy, completeness, or timeliness of any information on the Site, including interest rates, calculator results, or mortgage qualification estimates.
10. Limitation of Liability
To the maximum extent permitted by applicable law, RATECORE Mortgage Inc., its directors, officers, employees, brokers, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of the Site or our services, including but not limited to loss of income, loss of data, loss of profits, or any economic loss, even if we have been advised of the possibility of such damages.
Our total liability to you for any claim arising out of these Terms or your use of the Site shall not exceed the total fees (if any) paid by you to RATECORE Mortgage in the 12 months preceding the claim. As our services are provided free of charge to borrowers, this amount will typically be nil.
Certain jurisdictions do not allow the exclusion or limitation of liability for consequential or incidental damages. In such jurisdictions, our liability shall be limited to the fullest extent permitted by law.
11. Indemnification
You agree to indemnify, defend, and hold harmless RATECORE Mortgage Inc. and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in any way connected with your use of the Site, your breach of these Terms, or your violation of any applicable law.
12. Third-Party Links and Services
The Site may contain links to third-party websites or resources. These links are provided for your convenience only. We have no control over the content of those sites and accept no responsibility for them or for any loss or damage that may arise from your use of them. The inclusion of any link does not imply our endorsement of the linked site or service.
13. Privacy
Your use of the Site and our services is also governed by our Privacy Policy, which is incorporated into these Terms by reference. Please review our Privacy Policy to understand our practices.
14. Governing Law and Dispute Resolution
These Terms shall be governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to any conflict-of-law principles.
Any dispute arising out of or relating to these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the courts of the Province of Ontario. You hereby irrevocably consent to the personal jurisdiction and venue of such courts.

15. Regulatory Complaints
If you have a complaint about the mortgage professionals in our network, you may contact FSRA (the Financial Services Regulatory Authority of Ontario) at fsrao.ca. Complaints about mortgage services are handled in accordance with FSRA's complaint handling requirements under the Mortgage Brokerages, Lenders and Administrators Act, 2006 (MBLAA).
16. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable, the remaining provisions shall continue in full force and effect. The invalid or unenforceable provision shall be modified to the minimum extent necessary to make it valid and enforceable.
17. Entire Agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and RATECORE Mortgage regarding your use of the Site and supersede all prior agreements, understandings, and representations, whether oral or written.
